listo brings photo-verified turnover to vacation rental hosts as Airbnb makes five-star reviews a primary search signal

listo, a vacation rental turnover checklist app, is making photo-verified turnover available to short-term rental hosts at a moment when Airbnb has named the likelihood of a five-star review one of the two primary inputs to its search ranking.

At Airbnb's 2025 Host Summit, the company disclosed that its algorithm weighs roughly 800 signals, with five-star-review likelihood and booking likelihood elevated above the rest. Airbnb's own help center puts it more plainly: higher-rated listings rank higher in search. For hosts, a slipping cleanliness sub-rating no longer just costs a badge, it costs placement.

The revenue gap behind that placement is meaningful. AirDNA reporting indicates that listings rated 4.9 stars or higher carry roughly 18 percent higher revenue than lower-rated peers, with the lift split across higher occupancy and higher daily rates. The bar at the top is unforgiving: per Airbnb, Guest Favorite homes average a 4.92 rating, and about 95 percent of their reviewed stays earn five stars outright.

Photo-verified turnover requires cleaners and inspectors to capture date-stamped images of completed tasks before each item is marked done, with side-by-side reference photos showing how a finished room should look. The images are stored against the property, the worker, and the checklist step, so the host can spot a missed detail before a guest does.
